Real Estate legal information

I just listened to a webinar by John Cochran from Ohio with attorney Jeff Watson. They were telling the wrong ways, illegal ways, to do real estate investing. They said there are legal ways to do it. I have spoken to numerous IL attorneys who tell me wholesaling is illegal. If I ask about creative financing strategies, they are clueless. I need to really find out the truth about real estate investing, maybe a state regulation dept. Thank you
