Peoria Illinois near Bradley

Hello all, does anyone have any experience with Peoria near Bradley University?  Does anyone know what kind of rents people are getting?  And does anyone have a recommendation of an investor friendly realtor that works that area? 

I am specifically looking for a 3+, hopefully a 4+ bedroom house near Bradley that could be used for student housing.  Could any RE agents who work the area please send me a colleague request?
