Looking for a contractor in Chicago to finish a project in Auburn Gresham (South side). Offering 28% cash-on-cash

Project is SFR, owned free and clear, 50% complete, all permits and city inspections are in place.
- ARV = 140K
- Remaining repairs = 40K
- Return to new partner = 8% off sale price (28% cash-on-cash)
- New partner to finance and manage the project till completion.
- I am not looking for a loan, but looking for a partnership.
