New investor with potential Duplexes in ID and GA---please help!!

Hello everyone. I am new on this site and has read a lot of helpful information as I am trying to educate myself. I am a newbie and started looking at out of state turnkey properties. Initially, my plan was SFH but have found a duplex in Pocatello ID as well as Athens GA. Does anyone have any insight about these locations? I have done reseach on trulia, zillow, crime spot, etc. but can't seem to find much, or maybe I just don't know what to look for, as these are my first properties.. Anyhow, I would greatly appreciate it if anyone or some real estate agents in those areas have any input. I am looking to connect with agents in the chicagoland area as well as midwest for possible turnkey properties. Thank you in advance.

Thank you for your insight. These are my first properties so I am a little nervous. Now I can truly understand the meaning of "analysis paralysis." The reason I'm hesitant about duplex is that I was told it would be difficult to sell compared to sfh. Also the rent is $600 per unit, which makes sense now that you said that rents aren't very high there. I have heard that GA is probably a better market that ID, but that's why I'm posting as I have no clue and need guidence.
