Big island market Fix and Flips

Been through a financial hardship in the past couple months. Got myself stable and now able to jump back into investing. I want to find you deals for those who are in the Hawai'i Market. Where are the main boundaries that most of you invest to? Ex. Hilo, HPP, Nanawale, Kona, etc... I do not want to waste anybody's time with houses that no one invests in the area. What types of numbers are the fix-n-flippers using? its been a couple months and I know the market is hot right now. I feel like people might be using 80% in they're numbers but correct me if I'm wrong. Thank you for any help!
