Suggestion on income properties on the west-side of Oahu

I've been researching the past few months on purchasing a SFR income property on the west-side (4-500K), but I'm having a hard time finding properties which produce income (20% down, 30 yr fixed) given the rental income vs costs and special tax for non-Hawaii resident. Specifically, I have been searching in Makakilo, Kapolei and Ewa.

Are there any areas on the west-side or even Oahu which makes sense for out-of-state real estate investors?

We have a rental property in Kakaako which we bought several years ago and had zero turnover to-date. It's been great for us so far. However, with today's prices, the market seems much harder to find income properties on Oahu. I have been looking at other states, specifically Texas (Frisco, McKinney), but Oahu is a special place for our family since we plan to move there part-time in the next ~10 years and I have a great property management team and friends/family in the area. The convenience and comfort-level is very valuable to me.
