North Georgia invest in land

Hello,

I live in Atlanta and have been here for 30 years.  I am looking to buy some relatively rural land in North Georgia as an investment.  Eventually I would like to live there but for now, just want to buy and hold. Possibly rent it but don’t want spend too much right now for development. 

My motivation is that I am looking to invest less in stocks and more into hard assets such as land.  Worried about inflation, market crash, etc..

That being said, any advice on do’s and don’ts ?  I’m sure I need to find a good agent. 

The following is a short list I have so far:

No restrictions but don’t want to live in sketchy areas.

Hook up to utilities but also setup to live off grid if/when necessary. (Well, septic, etc..)

Mostly wooded but hopefully easy to clear for home one day.

Not too much slope, heard that the slope should be facing south or west for growing food.

Creek / spring Would be nice.

I have other things on my list and no doubt that I haven’t thought of some very important things.  If you know know a good agent, or have some advice, it would be greatly appreciated.  I realize that I am late to the game so again, any info would be welcomed.
