Vendors - Pest Control / Heating and Cooling

Is anyone aware of any vendors in the North Atlanta Area that offer special rates to land lords with multiple properties? I am most interested in Pest Control and Heating and Cooling. 

I currently have a few duplexes and I am about to pick up another two duplexes.  Getting retail prices is starting to get a little old as I am sure you all would agree.

@Ryan C. I have close to 200 doors now and I don't get any special discounts from vendors so let me know if you find some that do...

The market for good contractors seems tighter than the market for good rentals here now :) I will say that the guys I have used for years that are really good always treat me fairly, move me up on their priority list and sometimes throw in extra work to help me out. 

So if you find some good ones I wouldn't worry about paying their full price too much.
