Who Invests In Rentals??

Good day everyone! 

I'll try to keep this post short and to the point. 

I recently obtained my real estate license and I am actively seeking a sponsoring broker, but the more time that goes by, the more I question the path I'm taking for my real estate investing career. My original plan was to get my license in order to work in the industry for knowledge and experience with marketing, closings, etc. while making some money along the way, but I'm not sure this strategy will prove to be worth while. 

My main focus right now is rental properties. I've been thinking creatively and reading books and studying the market, but that's where I seem to hit a wall. All the knowledge in the world will not help me if I don't get started using it! 

So I figured why not just reach out to someone who has experience with rentals?
