Relocating my Business to west Georgia, Need recommendations on which area to focus.

I am currently a full time REI in OH. In summer of 2016 my business partner and I will be relocating to GA for family reason. Our family lives in Carrollton Ga I would like to stay with in a 40 min drive of them if possible.

We currently utilize both buy n hold & fix and flip in OH. We have have a small apartment building and SFRs. The ultimate goal is to focus on Buy and hold with an ultimate goal to be purchasing 5+ unit buildings. With that being said we are Ok continuing on the SFRs if our new found market place supports that strategy better. 

So my question to all the West GA BP members. Where to begin researching markets? I  notice areas like peachtree city, Newnan, douglasville, villa rica, Carrollton, Franklin, austell, mableton. marrietta. 

In OH I am able to find homes that  rent for 2% of the purchase price in half way decent areas. Is this possible in the above market? Can anyone refer me to a good investor savy broker in this area?
