North Atlanta BP Referral Network - Creating our own Angie's List

Hello everyone.

I wanted to start a referral network for Atlanta investors. I've tried my share of hiring general contractors from craig's list and haven't had much luck. On this thread, let's try to share recommendations.

My ideal team I would like to build in the future consists of the following people in the northern suburbs of Atlanta:

I. Professional / White Collar
1. CPA with real estate expertise. He invests in rental houses, competent - This one has been a struggle for me in the past two years. Roger Herring seems to be the popular BP referral here with Investor's Accounting. I don't think he has a CPA license, but very knowledgeable and have many investor clients. Anyone have a good referral of a CPA in the northern suburbs of Atlanta who is an investor himself?

2. Attorney with RE expertise : Business Attorney, smart, concerned.
O'Kelley & Sorohan

3. Insurance agent with RE investor expertise. Deals with other RE investors.

Robin Mitchell with American Family Insurance. I am currently speaking with her as she can do an umbrella for 10 rental properties. I just received a quote from her for my entire portfolio. Costs are about $1200 more in premium than my existing State Farm land lord policies so i need to figure out how to best proceed.

4. Good property management firm.
5. Banks or mortgage brokers
6. Title Company

II. Contractor / Specialists
1) General contractors - two years in atlanta, and have been a real challenge to find an honest GC who does good work and charges a fair price.

2) Handymen
3) Roofer
4) Ceramic Tile setter
5. Hardwood finisher
6. Master Plumber and plumber apprentice
7. One licensed and one unlicensed electrician
8. HVAC
9. Sewer Service (Roto Rooter type)
10. Dumpster Company
11. Kitchen cabinets and countertop
12. Concrete company
