Best way to get a pre approval letter

Hello

My name is Dondi, I own several commercial and residential properties. This is the first time Im leveraging one of my properties to purchase another one. I just found out I have to refi one first then go for the purchase loan. I thought I could do this simultaneously. Anyone know how I can just get a pre approval letter for my realtor so seller will no we are ready to go. Any advice would be appreciated
