Best counties in Gulf Coast Flordia for rent and hold

I'm looking to take my first plunge in OOS investing. The gulf coast of Florida checks a lot of boxes for me as I'd like to move there in the next decade or so. What counties should I focus on? Cash flow is always good but my priority is long term appreciation. I'm planning a trip out in November to look at properties and build some relationships. Thanks!

I would take a hard look at Sarasota, Charlotte and Lee counties if I were playing the long game.
