Property Management Issue

My property has been managed by the same company for a few years, and they went bankrupt in February this 2020... the acquiring property management company took over from then.

I stopped receiving rent payments between March all the way to end of June, and kept calling, sending email to the property management company for updates (I live overseas). All the time the response was their having some difficulties contacting the tenants / payment will be made / their still setting up etc.

Now in July they notify me that the tenant actually moved out in March (leaving a one year agreement, 9 months early).

2 Issues here:

- The tenant who just disappeared

- Property Management company negligence all this time as the property has been vacant 4months without my knowledge

Looking for advice on whether I should take legal action against the project management company.. and the tenant

I would contact the utility company and see what the water and electric numbers look like on your property. If it was truly vacant water usage would be 0 (unless you've got a sprinkler system). It's a good way to know if it was truly vacant or not.
