Florida Appraisal Methodology

Hi All!

I'm working on getting into my first BRRR and am trying to understand appraisals a little better. I'm trying to find the standard methodology used by appraisers in Florida- I understand that techniques can vary somewhat across regions.

Does anyone have any good blogs or resources for understanding how Florida appraisers do what they do in a little more detail? A worksheet or specific approach would be awesome.

My end goal is to understand specifically what an appraiser is doing so I can tailor my rehab for maximum bang for my buck. I'm trying to avoid spending a ton of money on a rehab only for the appraisal to come back low and realize I should have allocated my rehab funds in a different way.
