First Property Purchase / House Hack Ideas

Recently relocated to Palm Beach County for work and am considering some options for a first property purchase.  Will be located here for at least the next year and am also in need of a residence.  Considering some different options and looking for any input.    

-Duplex / Triplex via FHA financing and living in one unit. Appears that good deals among multi-families are much harder to come by in this area.

-Single family home as primary residence, find roommates.  When relocated for work in future, rent out property.  

-Single family home strictly as investment, rent apt for primary residence.
