Lakeland, Florida - Advice Welcome!

Hi folks: 

I am a newcomer to the REI world. Originally from Lakeland, Florida, I would like to begin investing in real estate in that market (I'm thinking BRRR investing). After law school I made the move to NYC, so I would be investing long distance.

The good news is that I still have very strong connections to the area and friends/family who are willing to assist in this process. I'm looking for advice/referrals with regard to private money lenders, contractors, wholesalers, and realtors in the area to begin my journey. Any help is appreciated in advance!

Advice: since you are looking to invest in Lakeland, as far as rehabs in the downtown/dixieland, be aware that these areas have high restrictions for rehab, as you have to meet minimum requirements because many of these areas are historic districts, causing the rehab costs to go up by up to 20%, plus the inspection process can be strict, just something for you to consider before jumping in these areas. Depending on what kind of investments you are doing, North Lakeland and South Lakeland (outside of city limits) you can still find some good ROI on properties, it is getting harder to find great deals, but they are still out there.
