My First Real Estate Deal

Good afternoon BP, my name is David Kyle II and I live in beautiful Pensacola, Fl. I have been lurking the BP boards and attended a few P.I.G. meetings and although I'm not completely ready at all, I want to jump in and do my first deal by the end of 2019. I realize some of you have literally hundreds of properties in your portfolio; so I was thinking if you were able to give yourself some advice that you learned through experience along the way, what would it be? 

I've improved my credit score by 100 points since last year (it was TERRIBLE!) and I have increased my wages at my job to be able to start a small savings. I've heard there are ways to get funding with little to no money but it sounds way to good to be true. I'm open to suggestions though, thank you in advance!
