Hard Money recommendations please!

I have a deal I'm working that is very promising. Roughly speaking I'm looking at 95k purchase with 50k of rehab. ARV of 190-210k (I'm basing my numbers on 190k conservatively). They want cash and I need hard money to make that happen. I'd like to "delay finance" so I can cash out quickly so I would need the money all at once instead of a couple draws. Does anyone have any recommendations? I spoke to one company that was mentioned on the forum but he was way more expensive than I've seen newbies get. ~6500 in points and other charges to get $130.5k after a 10% down payment and then 10% interest only after that. Thanks in advance!
