Rental Investments in Port Charlotte, Fl region?

Hi to everyone in the BiggerPockets community.

I am new to the site and keen to get started in real estate. I have been looking at investment rental properties in the Port Charlotte area and was wondering if anyone has some experience or advice to share? How the tenants are, cash flow and equity positions etc?

Any advice is much appreciated
