Pensacola Live in Flip

Hey BP,

I am active duty military moving back to Pensacola for the next 3 years. I would like to do a live-in flip while stationed there with additional real estate investing on the side. What are the best areas in pensacola to target? I lived there a couple years ago but am only familiar with the areas surrounding the base.

Hey Sean, i’m currently stationed in Pensacola. I’ll probably be here another year. Downtown Pensacola is definitely experiencing a lot of renovations and expansion. They’re building a six story luxury apartment complex in downtown. It’s only a few blocks from Seville Quarter and it’s across the newly built YMCA. I’d say downtown has the most potential for investing in “fix and flips.” Other areas to consider are Perdido Key and Pace. They both host a lot of military tenants and are fairly clean and nice. Some of the areas between downtown and NAS Pensacola can be a little spotty. There is also potential to find houses that can be flipped in the East Hill area. Also check out properties close to Pensacola International Airport, good opportunities there too.
