Delaware Rental Property

Hey All,

I'm having a hard time finding solid comps for a rental property in Wilmington DE. 

I'm expanding my market outside of the DC Metro area so I'm a bit new to DE but not new to investing. 

Willing to send over the address but generally it's a 3 bed 1.5 bath with a garage and ~1700 sqft. It's in the Marshallton neighborhood of Wilmington.

Rental comps seem to be all over the place from 1100-2200. Any advice? Thanks! Willing to PM address but the property is off market so I'm not able to post publicly.
