Hi all,

I'm new to the real estate investing world, I was referred to this site and I must say this site is stocked with great knowledge. I'm looking to develop a relationship with an experience investor here in NYC. I would like to do JV, so I can learn but also so you can benefit. My goal is to build a relationship that can hopefully organically grow into a partnership.

@Jon Thanks for the welcome, do you have any tips for marketing to find motivated sellers and buyers? Any sites to go on to find deals?

I've had good results with Yellow Letters. Search on them here at BiggerPockets. There is a lot of good info on how to use them.

Have you had any luck with craigslist, Redfin, loopnet, zillow, myhousedeals.com?

Welcome to the site @Qasiym Glover!

I think partnering is a GREAT way to learn the business. One thing to keep in mind is that you're going to need to educate yourself as well to be able to identify if a person is a "good" partner for yourself. Be sure to have a solid partnership agreement drafted/reviewed by your lawyer.

What kind of investing are you looking to do? Buy & hold? Flips? Just curious!

@Ramon Jenkins thanks!

@Mehran K. I'm looking to do Lease options, buy & hold, and 1-2 wholesale deals a month. I'm reading books and going through articles on BP, so I'm working on educating myself. Thanks for the advice

@Jon Klaus do you use yellow letter marketing only for abandoned properties?

Does anyone have success with bird dogs? If so what's your compensation structure?

Welcome to the BP family. You might consider joining one of the Real Estate Investment groups, as well as tie into a few good real estate agents to develop a working relaionship with in the geographic areas you wish to concentrate in; and you might consider some JV deals. Some food for thought.
