Hi all,

I'm looking for Multi-Family Units in New Jersey preferably 3+ units, in a good area as I will be living there as well. I'm hoping to find a real estate investor friendly agent to help me through the process. I've already been pre-approved by a mortgage lender and waiting on the approval from a hard money lender, which I should have by tomorrow.

Hi All,

I'm in the process of finding my first rental property. I'm looking in the Philadelphia area, the only challenge is I'm not too familiar with the area. I've been talking to a couple of people I was told Brewerytown, zip codes 19145 and 19148. I'm looking for multifamily 3+ units, renting for 900+ and I don't want to be in a rough area.

Are these the best areas to buy properties in? What are your thoughts?

As a newbie to the business, it was good to hear from a professional such as @Brian Gibbons . He gave me insight on the business as a whole, I now have a more clear understanding on how to profit in the business and which road I should take as a new investor. He also gave me some free information from his website, which I know will have a major impact on me. The call was 30 minutes but definitely worth very minute, I wish It would've been an hour! Thanks once again Brian!

I used your LOI @Brian Gibbons, question is it necessary to give the "landlord" a security deposit and Option money? Giving the seller the option money did help me get the property for 115K as oppose to the asking price of 120K which will give me more money when I sell the property. Your thoughts?

She doesn't want to sell with an agent, she much rather go the FSBO route. So I presented her with the lease option and she is excited about the going that way. She doesn't live in the property, currently she's renting it out, so she wants to get rid of the property. @Brian Gibbons

Hey guys, I have a potential deal that I found on craigslist, here are the terms:

Sales price $115k, 

mortgage/taxes/insurance $1,200

property valued at $125k

Rent $1,500

I'm going to ask for a $10K down payment from the tenant-buyer 

Seller gets security deposit of $2,400 and option money of $2,000

My profit from the deal: 

300 per month

$5,600 difference between down payment and security deposit/option money

and then $10k once the property is sold.

Tell me what you think, once again this is my first deal, so keep that in mind. Also feel free to give me constructive criticism, please I welcome it! Thanks guys in advance.

@Jon Klaus do you use yellow letter marketing only for abandoned properties?

Does anyone have success with bird dogs? If so what's your compensation structure?

@Mehran K. I'm looking to do Lease options, buy & hold, and 1-2 wholesale deals a month. I'm reading books and going through articles on BP, so I'm working on educating myself. Thanks for the advice
