What would you do next?

Hi All,

I am 41, single, no kids and I just closed on my fourth property, a duplex that I am house hacking. I have two roommates as well. I work full time at right close to the six figure mark on top of my rentals. I know the strategies but I guess I am wondering why I am doing all this. I don’t really have a why. It’s a lot on my plate but I manage. Lots of stuff I enjoy about my 9-5 but I don’t know if I should leverage more or Dave Ramsey. After expenses I sit at $11,000 a month positive cash flow. That’s with two places that will be paid off Dec 2026, one Aug 2035 and last Oct 2051. So do I hammer out the $900k I owe and get debt free, retire and live below my means or refi first two and leverage more deals? I currently self manage everything and do my own repairs. What has made you happiest?

@Brian Hamel , get more properties or a multi family complex and get a property management team , just hearing you say that you do the repairs and manage makes me cringe, at least for me real estate is to give me freedom not to give me another job
