HELP! 1st Time in the market to buy investment property to rent

Hello All, I am a new real estate agent and I am in the market for an investment property for myself in Austin Area. Would love to buy something before the year ends. This will be my first property outside of my primary residence. Some advise I got was to create a company for every house I buy and get commercial loan. Is that true? Also How do I calculate if the property is a good investment.
