So my realtor sent me a deal & need some help from y’all to see if the numbers make sense. I’m a rookie, so any insights would be helpful. 🙏🏼

Purchase price: 795,000

Down payment 25%: 198,750 (Not including closing)

Rents: 8000 monthly

Tax/Insurance/management/capital expenses/vacancy: 2225

Principal & interest payment:3200
