Off Market Deal as first investment property

Hey Everyone! I am looking at buying my first investment property in Maryland. A friend of mine brought me this off market deal. The numbers look great but I want to make sure I am not making any newbie mistakes. Do I need a real estate attorney to help me sign the contract? Any other advice for an off market deal? This deal was brought to me and everything happened so quickly that I want to make sure I don't overlook anything. It almost seems to good to be true. Thanks for your help BP!
