Best Cities for Rental Property Investment

I am new to investment and seeking advise. What are the top cities for rental property investment? Below are some of my criteria for investment.

  • Investment < 300K house
  • Generate cash flow
  • Areas that are projected for decent house price appreciation in next 10 years.
