Advice on First rental home

Hello BP community I recently became a pro member and have been learning as much as I can about real estate.

I am looking to purchase my first rental property (single family or small multi family) and looking for advice on how to finance it. We have about 180k in equity of our current home we live in. Should I do a HELOC or a cash out refi? What are the pros and cons of both and is there a better option? I am excited and motivated to get started to build a better life for my family.
