Home refinance to invest in RE

Hello everyone, I am Considering refinancing home to pay off business loans that provide a decent income and have cash on hand to invest in RE. Currently have 10 years left on mortgage.. trying to decide on length of refinance, if I go long term I could rent it out and cash flow about $400 per month. Or would someone recommend going for the short term payoff? Thanks
