What Should Be My Next Steps?

$300,000 in equity, $55,000 a year in rental income, $50,000 in savings. What are my best possible options to finance the next property, with the best ROI possible? What type of investment should I aim for next, multifamily, single family (own two single family currently) or something else. I do not want to dip into savings too much, because I am at the stage where we want to buy our own place. I have been lucky so far with property appreciation, Airbnb income and conventional rental income. I don't want to make a stupid or panicked investment which negates previous success. In saying this, I also don't want to become paralyzed or scared of taking the next steps in growing a successful portfolio? Advice or help would be much appreciated.
