Getting started in real estate investing

Hello Everybody, 

I am new to investing, I am also remodeling contractor in Northern Virginia whom helped flipped several houses. I am in market to start my own journey of getting multifamily rentals using brrrr strategy. Also interested in flipping houses. I already made few offers for potential flips, but Norther Va is unbelievable hot.On my last ofer I had 50 others to make an offer.   

My issue is that I use to own property that was filed for foreclosure doe to not paying mortgage for several months, foreclosure was initiated.  I was able to sell the property before it was foreclosed, but because of foreclosure process already started I am not able to get approved for a loan - tradisional, conventional for at least 3 years for conventional, 5 traditional loan. 

I have some money saved but I would like to find solutions to start with as less as possible.

I am looking for some suggestions how can I start. Also looking for investors, partners.
