New member from Las Vegas, NV but moving to Milwaukee in May

Hi All,

My name is Conrad Soboniak and I'm originally from northeastern Illinois. I'm 32 years old and currently living in Las Vegas. My wife and I moved here about six years ago for me to go after what I thought would be my dream job, but I'm ready to move on from Vegas. In any case, between Vegas and southern Wisconsin I have been a police officer for just over eleven years.

As far as real estate background, back in Wisconsin (about 2005 or so) I became very interested in real estate investing and started looking for a home to repair and flip. I didn't find a home that had enough upside potential in it (although I really didn't know how to estimate cost of repairs and was probably way in over my head) so I moved on to looking at buying and holding rental property. After looking for roughly half a year, my wife and I bit the bullet and bought a duplex. It looked really good on paper but we had plenty of issues along the way. Long story short with the duplex is that we finally had a positive cash flow year with it last year after refinancing (that was roughly six years in the making). The duplex is the only property that we specifically bought for investment, however, we do rent out the home that we built for ourselves in WI as well.

Fastforward to the present: My wife and I have a three year old girl. About a year ago we decided it is best to get her out of Las Vegas and go back near family and friends in WI. We are waiting until May to move back because that is when I will graduate from law school (I decided that becoming a lawyer might be a good plan a while back but I'm rethinking that now - I'm going to finish my degree since I can probably put it to use in RE in the future). When we move back to WI I would like to get involved in RE much more. I've been reading a lot about wholesaling and I think that would be a good way to get back into it. I may also become a realtor when we first move back. Ultimately I like the buy and hold idea and would like to have a commercial property or a smaller apartment complex.

I came to BiggerPockets after doing a search for Phil Pustejovsky to see if his mentorship program is a scam or not... and after reading the posts here I will not be signing up for the program. I signed up for BiggerPockets because I want to learn as much as I can from people that have been involved more in investing and give it everything we have when we move back. I hope to share some success stories in the near future.
