Looking for next big move

Hello, I am an aspiring real estate investor located out of Nashville, TN. I am currently in the process of selling my first rental located in Bowling Green, KY and am trying to figure out my next real estate move! I purchased the rental when I was in college and lived there with a couple of my friends through school. Since I have moved to Nashville, I have rented to a single family but just signed an offer to sell pending on inspection and appraisal in the coming week. I am now in the process of determining what my next purchase should be with the profits. My first rental was an incredible learning experience with a lot of mistakes, but I learned important lessons every step along the way. 

My initial thoughts for the next move would be a shorter term flip. I only say this because I have a good relationship with a service group that does really good renovation work, and I believe the profit margins are there. My goal in the next year, however, is getting into a beach vacation rental. This is an area I have a lot to learn. I have always been intrigued by AirBnb ownership, but don't know enough about the rules and state regulations that go with it just yet. Very excited to be a part of this community and looking forward to learning as much as I can!

@Ross Thomas Listen to the BP podcast with Avery Carl. (I think #364.) I am in Bowling Green and just purchased a townhouse in Panama City Beach, FL to use as a short-term rental. I have no experience but feel confident with what I have learned.
