First Investment looking for a 2-4 units

Hi guys, my name is Adrian, and currently living in California. I've been a lurker here since the beginning of this year and have finally saved up $20k and on my way to save another 10k by September (hopefully the tips I get in doing UberEats on the side). I am currently looking for a 2-4 unit investment property that I can BRRR and will give me a good cash flow. I am currently looking at Dayton OH, Indianapolis, and Missouri and looking for advice around those areas. And if anyone has any suggestions in other locations, I am all ears. My price range is under $100k.

Just a little bit about myself: I started working in the mortgage industry this January doing a lot of cold calls and still at this moment doing calls. My goal in the next 5 years is to own big commercial properties (multi-family and industrial properties).
