First time landlord here. I am reading the posts here and very concerned about liability issue, considering I am in CA. I've been doing deep cleaning, landscape, remodeling of the bathroom, but it seems there are many things that may go wrong and get me into trouble.

Sorry that I may sounds stressed out, actually I am...

Just want to get your thoughts on two potntial risks. 1. The staircase at the entry of the house(public right way area) is not in good shape, may cause people to fall. 2. the far end of the back yard has a cliff due to water taking away the soil since the house is on a hillside.

These are existing condition for over many years since we bought the house.

Not sure if I should fix them now considering I want to find a tenent before August school starts.
