Commercial Tips to help a new Real Estate Agent

My name is Devin Morgan and I'm a brand new Realtor in Jacksonville, NC. I've been in the business for about a year now, but I just recently separated from the Marine Corps a few months ago. I've had success as a Realtor so far but my major goal is to get into commercial and help investors with their goals but I don't know the first thing about how to communicate with them, nor how to even get started in that community. Looking for any tips that seasoned investors (whether commercial or residential) can give regarding what they look for and what is important for an agent to know if they decide to partner with one so that I am better equipped to handle transactions. Any advice helps!
