Looking for tips on analyzing properties

Hey guys, my wife and I are looking for our first investment property and we are having a hard time finding properties to meet our standards. Im looking for something that makes about 275+ a month in cash flow for around 80k. There are tons of properties for 80k rented for 800 or 900 but when I use the rental property calculator and add 10% for management's, 6% for repairs, 6% for cap ex, and 5% for vacancy, they are barely making any money. Am I way over cushioning? Am I dreaming to big thinking we will find an 80k property that can rent for 1100+? Any help appreciated!
