Beginner Real Estate Investor - Looking For Guidance

Hey I hope everyone is having an awesome day! I wanted to hop on here to ask a few questions as I begin my journey into rental property investing. I just recently bought "Rental Property Investing" - by Brandon Turner and it is my second day reading so far and I have come a cross lots of information which have brewed up many questions.

I will start with some of the main ones I have and if anyone has an insight I'd really appreciate the help. My first question is what is a good niche and strategy for someone who has not bought any real estate before? I am working my way through the book and will work on my plan and strategy but I want to hear what other people have done to start their investments and made it work. 

Second how would I go about leveraging a loan for a house, apartment, etc... If I have no line of credit? I am currently 19 and trying to gain knowledge about real estate so maybe I have a few years before I can start investing but if I want to get creative with leveraging money for houses do I need a solid line if credit?

these are basically my top two questions if anyone has input that'd be awesome thank you!
