Ballon payment is it a good idea any experience investors thought

New investor here! 2 projects under my belt worth 900k a 3rd opportunity is here 500k he said 300k cash and 200 as a ballon payment. Is it a good idea any  thoughts  on a ballon payment how does it work. Is it worth. The property is under value by 150k. Needs 50k for rehab.
