Hello,

I am currently look for information/where to start. I plan on buying a duplex in the next 6-9 months. I would like to live in 1 side and rent out the other. This way I could save money on "paying rent" while also acquiring my first rental property at 25 years old.

Any advice on where to start? For example I read that duplexes require 50% down payment? But if I am living in it and it is my first home purchase, will I get special rates??
