New investors from Long Beach, CA via Bozeman, MT
Hello everyone! My name is Josh Hernandez, my wife and I are just getting the ball rolling in real estate and I am joining the BP family to learn and share as much as possible as we make this happen. We met in Montana moved to California and will move north again in the future. Our plan is to buy residential and eventually commercial rental properties to cover retirement plans.
That being said we need advice on two things for now:
1. Buying real estate out of state (in Montana)
2. How to analyze whether it makes sense to move a couple of houses off a property onto a different property.
Cannot wait till we have enough experience to pass along what we learn to the future newbies!

Welcome Joshua Hernandez and Abby Hernandez, nice to meet you guys. My wife and I are working together in real estate as well so I can relate. We are also purchasing our 1st out of state property in Memphis and hoping to close by end of this month.
Mehran Kamari, nice job on the podcast, thanks for sharing your experiences. And I do agree with you, California and especially OC is difficult to obtain for cash flowing rental properties. Just because property prices are so high here. Doesn't make cash flowing sense. It does do well for fix and flip due to appreciating prices though (at least for now).
