New Boston Wholesaler Seeking Advice

I am a real estate investor who owns a few rental properties in the Greater Boston Area but I am looking to branch out into other streams of income as means to generate more revenue that can be put towards acquiring more rentals.

I came across wholesaling a while back and learned each step of the process through reading books and articles online and also watching hundreds upon hundreds of videos. But when it comes to real-world application, it is a completely different ball game. From driving for dollars, to actual cold/warm calling, to getting a potential seller to agree on putting their home under contract.

I'm looking for any advice, suggestions, who can help me kickstart my wholesaling journey in Boston, MA. To start, I use propstream as a means to track my prospected properties. However, I am not sure of any other resources that are actually helpful in the wholesaling business for a beginner like me. I am a very hard worker, as real estate is my true passion and I know that someday I will be very successful with this.

Any help towards achieving my first wholesale deal would be greatly appreciated!
