Age 21 and closed on a Duplex with 300$ Cash

Hello all, this is my first on the BiggerPockets forum. I was referred by another young investor for networking and other real estate advice. 

In January of this year I bought my first home with my wife. We purchased a 2000 sqft duplex for 200k at 2.5% fixed which feels to me like the deal of the century. We managed to have most of our closing costs paid for by the seller and only needed to bring 300$ to closing. Here's the kicker, I utilized the VA loan so we were fully financed and required no money down! We adopted the tenant currently in place and started receiving income immediately when we moved in. (We live in one side and rent out the other.) The side we rent currently pays the mortgage and utilities so I'd say we're doing very well now.

I enjoy being a landlord, although it is brand new to me, my wife’s parents have experience with rentals so she understands the concepts more than I do.

My wife and I are currently interested in buying another home soon, whether it’s a rehab project or a turn key. I really just wanted to reach out for any useful advice and to share my quick story from the past couple of months. Thank you all and I hope I can connect with some of you professionals!
