Looking to turn primary residence into first rental, HELP!

Hello everyone! My name is Kenya I am 26 years young and I'm excited to explore and connect here on bigger pockets! Right now I am looking for advise from some of you experts please.

My husband and I own our current home which is our primary residence. We are contemplating on wether we should sell or rent it out. We owe about 150k on the property and it's holding a good chunk of equity. Ive been researching about cash out refinance, HELOC, and home equity loans. Im not sure which would be the best option for us in our scenario. Our goal in life is to own as many properties as possible and become financially free. So we would like to start with our home now. How can we get approved for another home loan and still own our current one? Is there a way to pull out your equity and not have to pay it back? Please help, and thank you in advance!
