Securing the Deal?

Hello, BP community. I am running into a wall when it come to having a motivated seller, but not being able to secure the deal and getting the contract signed. Also, is it necessary for me to physically walk the property, is it possible to acquire a good deal site unseen. My plans are to turnover these properties to investors. Any advice on how i can maximize my time and acquire more deals is greatly appreciated!
