Thank you BiggerPockets. I am loving being able to use the calculator to really get an understanding before I start investing. My credit is almost where it needs to be, I just need to build up some kind of reserves and/or down payment  before I purchase my first property. I am only a few months away from my goal. 

Currently living pretty frugal. I was renting a room in a friends house for 300/mo, then moved to another friends house for 400/mo, and now I’m living for 500/mo. My radio went out on my car and I have just been living without a radio, I don’t want to blow $800 on something I can live without. Also, I’m 6’3” 265lbs squeezing into a Ford Focus, but I love that low $200/mo car payment, and my 33 mpg. I went from a mid 400 to a 612 credit score in 1 year. Almost out of my 8k debt hole I made a couple years back. All while making 37k a year with my w-2 job, I also have 3 other side jobs. I work for 2 different bars and run delivery orders.

What really lit a fire under me, was my kids mother moving halfway across the US. My kids keep me motivated, I am blessed to be able to video chat with my 2 biggest fans weekly. One day I will be able to have a home near them, and be able to live in Florida part time so I can spend time with them, while also living in Illinois (where I currently live) or Texas. I want my kids to see life is what you make it, or what you let it become.
