Little bit about myself and need opinion on lead generators

How's everybody doin ? 

I got my license back around 2019. I paid MLS dues and Supera key device right away but I didn't make any money during my first year. The reason was probably because I didn't know anything and I wasn't that committed. Now fast forward to 2021 I decided to switch my broker and basically re-enter real estate business. I chose this new broker because I was able to find a mentor in that office that's willing to help me. So through her I was able to get Zillow buyer leads but from ages ago and I would cold call those numbers. Anyway, those buyer leads are just super weak. I also did door knocking and use my sphere of influence etc.. Not to mention I also put like 2000 something business cards on people's car window. From all of these actions I only got 1 deal(right now in escrow, hopefully close on time)

And sometimes I would think "ok, what's after this?" Because I have no other solid or hot leads. The leads I got so far are just wishy washy nothing too serious. In the meantime I learned I have to get more sellers than buyers. So I started looking for lead generations online, but there is just so much different groups. I know my budget is limited and in the same time I don't want weak leads. I checked out Boldleads, Offrs but they are so expensive for someone that hasn't made anything yet. Also looked into different dialers like Mojo or Redx but they either are too pricy or I heard really bad things about them. Not sure if there's a company out there that has a nice balance? I asked my mentor which company she's using and she said she can't tell me because something about lawyer. But she said she spends money for leads too.

Honestly, I typed this post out of desperation. I don't know if anyone here is able point me to the right direction, but let's try.
