Cold call for a commercial property (newbie)

Howdy,

I noticed a property that seemed to be vacant and had been for a couple of years.

I am wanting to call them to see if they are willing to sell.

I read about cold calling it seems pretty basic what people usually ask.

I was going to ask:
their asking price
willing to come down
cash value
Then how they got that value.

Am I missing anything else?
